This quarter section of land is located in the Bluegrove community of Clay County, at the intersection of Russell Rd. and Bluegrove Cemetery Rd. It is only thirty minutes from Wichita Falls and about two hours from the Dallas/Fort Worth metroplex and has paved frontage on two sides for year around access.

The main source of water is the Dry Fork of the Little Wichita River, which is a seasonal wash that cuts through the middle of the ranch for over half a mile. An established pond is off of this creek, which can hold approximately one acre of surface water when completely full. The cleared grass pasture (in the southwest part of ranch) has a good draw that runs through it for 1/5 of a mile; this draw could be used to construct a large water tank, which would have the capability of holding up to five acres of additional surface water. The Dry Fork will hold pools of water throughout its bed as well.
Hunting in the Bluegrove area is very good for whitetail deer and Rio Grande turkey. The cover provided in the woods, coupled with the ranch's surface water and nutrition from the native oaks and farm crops make sure whitetails grow well on and around this property. Lots of brush and woods surround this tract, as well as other farm fields and grass pasture. Hardwoods on the property include mature post oaks, scrub oaks, chinaberry motts, and willows. Feral hog and mourning dove can be hunted here too. The pond could be stocked with fish for additional sport.
Only six miles down the road is the 15,000 acre Lake Arrowhead, which boasts record setting largemouth and white bass, crappie, sunfish, and catfish. This is a public lake, and there is a state park that joins it too.
This is a diverse property, with good road frontage, access to utilities, and not too far from the city. It would be a good property to build a home on, and there are several good spots, whether a person desired seclusion or not.
