The ranch has a diverse terrain, with mesquite flats and wheat fields on top and rolling cedar hills and deep draws in the bottom land. The land breaks over the south bluff of the Wichita River Valley in its middle, creating expansive views for miles around. The ranch's many hills and bluffs, coupled with the brush and open pastures, create the perfect setting for tower blinds and feeders. The wheat fields, which total some 200 acres, are great for drawing in deer and provide excellent rifle hunting opportunities as well. The ranch has not been hunted in over five years, allowing the whitetails to grow in thickness and mass. Bucks in this region are known to grow into the 140-170 class. Wild hogs are also plentiful, as well as bobcat, duck, and dove, with some turkey and quail.

The ranch has lots of water, with nine ponds scattered throughout it. Some of these are several acres in size, while others are smaller catch tanks. They all have very strong dams and even the smaller ones are 10-15' deep. Several are stocked with catfish and bass, for additional recreation.
