This property is a clean, turn-key ranch, located northwest of the Rayland community in Foard County. Suitable for cattle or horses, the pasture is improved in coastal bermuda and love grasses for a high stocking capacity. The fences are in excellent, near-new condition; a five-line, barbed wire fence with metal t-posts is around the whole perimeter. The corners and braces are all pipe and have been filled with concrete for reinforcement.

There are two entrances off of the county road; the main is a double metal swing gate, and the other is a single metal gate. In the back of the pasture, a solar-powered water well (approximately 30′ deep) provides water for cattle. There are pivot systems on several of the neighboring farms, and this ranch shouldn’t have a problem being irrigated either.

The ranch has tall 30′ shelterbelts lining it on both the north and south sides for a wind block, as well as a sense of privacy. Electricity is available at the road, and there are several good locations for building a home.
