This Texas Panhandle ranch consists of two adjoining tracts, 300 acres and 550 acres in size. These tracts are divided by a railroad track, but both have excellent access, with frontage on Hwy 287 on the south, CR Z on the east, CR X on the north, and CR 20 on the west.
The ranch has lots of elevation change across it, varying from flat grass pastures to rolling hills with deep draws. There are expansive views from virtually anywhere the property. One main valley runs through its middle, which carries the seasonal South Fork of Buck Creek for approximately 1/2 mile through the ranch.
There is one pond and one stock tank on the north side, the water level of which is regulated by a pressure pump. Old terraces run all through the north side, providing many locations for building other water tanks. The city of Memphis has a water well on the south side. They pay $450/year for use of this well, plus furnish one free stock tank tap with as much water as needed to keep it full.
The ranch has a very good cover of native and improved grasses, creating an excellent bobwhite quail habitat. Colorful wildflowers blanket the hills in spring and summer. There are lots of shrubs and tall grasses too, while hackberry and chinaberry groves line the draws. Wild plum thickets contribute to the wildlife as well. The property has very good bedding areas for deer, and lots of whitetails can be seen running across the pasture when driving through it. There are turkeys on the ranch too. The owner will convey the tower stands and feeders on the south side at closing.
This ranch has 200 +/- acres of improved grasses on the north side. With water wells on both tracts and plenty of grass, this property is suitable for grazing cattle. The south side has laid fallow for three years now; the north side currently has a tenant in place, who is running stockers. The ranch has excellent five-line, barbed wire fences and strong cornerposts.
